I ran across this book in the early sixties, when one million was in the title, not five million. I used this book to make several million dollars for myself, and taught two friends to use the book, and they also made substantial money. It isn't magic: it simply shows you how real estate wealth is made, and shows you step by step how to do it for yourself. A young friend has just asked me to show him how to do it , and I went to Amazon to see if the book was still available, so that I could steer him to it. That's why I'm here. I am now, at age 62, a real estate developer, and the same rules still apply. The book is simple, basic, and absolutely true. By a strange cooincidence, I knew the appraiser hired by Simon & Shuster to verify that Nickerson had made five million. The appraiser told me that he believed Nickerson had understated his wealth!

If you are starting out in residential real estate investment, this book is a must read. Nickerson presents a conservative, realistic scenario for starting small and steadliy building wealth. This is not a get-rich-quick book or one that relies on gimmicks or nothing-down strategies. It shows you stepwise how to build a solid financial foundation in real estate, and how to leverage current assets into more valuable ones. Nickerson's strategy relies on hard work and persistence, not luck, deceit, or the greater-fool theory. There's no need for an updated version of this book; it's principals and approaches to developing wealth are as timeless as compounded interest.

I am a licensed realtor in a major city with 20 years of experience. In that time I have made a small hobby of reading old as well as new books on the subject of Real Estate. I don't know how this one eluded me for so long, but our paths finally crossed. This is easily the most concise and informative tome on the subject of acquiring wealth through investing in Real Eastate that I have ever read. Unlike the myriad TV hucksters who would have you believe that having No Money Down and shoddy credit is almost an advantage, Mr. Nickerson takes a reality-based approach to his subject. Starting with the want ads in his newspaper, he guides you through the entire process of purchasing an investment property. The chapters on financing are absolutely perfect. The edition I have was published in 1969, yet the information is as valid as it was when written. Certainly prices have changed, ($10,000 homes!)but that aside, this book will make you a fortune. This is one of those books that you start again as soon as you finish it. Give it a shot.

Have read over 100 Real Estate books and find this to be the best to get started and to understand the basics. It helped me many years ago when I started my book: REQE.

I have read and own numerous books on real estate investment and found this one to be one of the most concise and detailed books on apartment house investing on the market. I really don't understand what a previous reviewer meant by that it was a total loss. I found it to be detailed and informative. It literally takes you by the hand leads into investing on a property. I will be following the author's advice and begin investing in small apartment properties. If you are seeking true financial independence, you would be wise to purchase this book and not the crap promoted on late night t.v.

This is one of four books on purchasing and managing real estate that we purchased. Although pricey due to availability in hardback only, for those such as us that are first time buyers of commercial real estate, the data, clarity of thought and information will likely prove very valuable. It is a quick read that provides the basic tenets of buying multi-family units. The financial elements are fairly simplistic; hence we purchased an additional book that delves into the intricacies of purchasing and financing multi-family units.

Of the three books I've read on investing in multi-family real estate, this is by far the best. The author does a good job of walking the reader through from start to finish the purchase of a representative property. In the appendix the author provides several very easy to understand and useful financial analysis templates which can easily be recreated in Excel or any other spreadsheet program.

I found the book to be a very concise (Nuts & Bolts) and logical approach to buying small apartment properties from someone who obviously knows the process. He gives you all the tools needed to anaylise, purchase, manage and project profits. The forms in the book are easily accessed at the publisher's website www.dnapress.com for downloading. I'm closing on a 7 unit property in less than 2 weeks. Thanks Brian!

Spare Change

When a serial murderer dubbed "The Spare Change Killer" by the Boston press surfaces after three decades in hiding, the police immediately seek out the cop, now retired, who headed the original task force: Phil Randall. As a sharp-eyed investigator and a doting parent ("You're smart. You're tough. You, too, are a paradigm of law enforcement perfection, and you're my kid"), Phil calls on his daughter, Sunny, to help catch the criminal who eluded him so many years before.

Sunny is certain that she's found her man after interviewing just a handful of suspects. Though she has no evidence against Bob Johnson, she trusts her intuition. And she knows the power she has over him-she can feel the skittishness and sexual tension that he radiates when he's around her-but persuading her father and the rest of the task force is a different story.

When the killer strikes a second and third time, the murders take a macabre turn, as the victims each eerily resemble Sunny. While her father pressures her to drop the case, Sunny's need to create a trap to nab her killer grows.

In a compelling game of cat-and-mouse, Sunny uses all her skills to draw out her prey, realizing too late that she's setting herself up to become the next victim.

I say "read". Actually I listened to this on CD. It is athouroughly enjoyable story filled with wry and wit. It even has a good ending. This is a keeper.

Years ago, one case had stumped PI Sunny Randall's father. The 'Spare Change' killer murdered, apparently at random, but left three coins behind. When Phil Randall had been assigned the case, the Spare Change killer had written taunting notes. But nothing the police did led to his apprehension. And then, after a string of murders, the killing simply stopped. Now, though, twenty years later, they've started again. Phil Randall is called out of retirement and he brings his daughter, Sunny, with him to work on the case.

Twenty years is a long time, and many cops would wonder if the killer had perhaps been locked up for another crime. Sunny doesn't think so, though. She soon fixates on one man--a man who seems to toy with her and with the police, yet who lacks a motive or any physical connection to the case--except that he was one of dozens captured when the cops closed down an area and rounded everyone up. Sunny finds herself flirting with a man she's certain is the killer (although he's young to have conducted the killings twenty years earlier).

Meanwhile, Sunny is trying to deal with her own life by seeing psychiatrist Susan Silverman twice a week. Silverman nods, smiles, and offers cryptic wisdom, pushing Sunny to insights into her own personality that somehow don't actually lead to any improvements in her case. Poor Sunny is hooked on her ex-husband--so much so that she does everything she can to steal him away from his new wife. She also plays Oedipal games with her mother and sister, vying for her father's affection. She recognizes she even picked her career as a cop and then detective to win his favor.

Author Robert B. Parker can be depended on for a quick read with witty dialogue and a macho world-view where certainties abound and absolute truths are easy. When working on the mystery, Parker keeps the action moving along although I would have liked to see a bit more actual detecting. Unfortunately, the story comes to multiple crashing halts when we deal with Sunny's inability to get on with her life, the wonderfulness of her dog, the wonderfulness of her father (in intriguing juxtaposition to the wonderfulness of the suspected serial killer's father), the wonderfulness of Susan Silverman, and the wonderfulness of Sunny herself.

SPARE CHANGE is not a bad book--Parker doesn't write bad books. It's a short book with plenty of dialogue that could have probably been shortened another hundred pages by elimination of Susan Silverman (always a good idea in a Parker book) and by the elimination of the major eeew-factor relationship with ex-husband Richie.

This was the Sunny Randall book I enjoyed the least of the six, yet it is still worth reading, at least the way I do it...get it from the library, hit it hard and bring it back within 72 hours for someone else to enjoy. The problem here is that the serial killer being tracked is identified early but caught late, and dispatched rather easily. He reveals no fascinating secrets which are in any way credible. Meanwhile, Sunny's romance with fellow Parker hero Jesse Stone seems to be over, and Sunny's nice ex-husband Ritchie appears to be ready to trash his second marriage and return to Sunny, but not as a spouse. Nobody gets any sex, though, in this one. I like Sunny very much, but I like both Jesse Stone and Ritchie, and I can't choose between them. It seems Sunny would refuse to marry anybody again, or live with anybody again, which kind of dooms her to a child-less life of dating with benefits. The whole book is OK, yet not...compelling, somehow.The first five were addictive to me.

To pick the best Book That Robert B. Parker has written is like choosing the Best Fight that I have ever seen. I would compare Frazier-Ali I and Morales - Barrero I. Who's to say? But this is as good a Parker as I've read. But You have to like Parker's style in the "Sunny Randall" series. You would have to enjoy the dialogue between Sunny and Ritchie. You would have to like sitting in on Sunny's sessions with Susan. And as another reviewer said do not read "Spare Change" without reading predecessor Novels. Having said all that this Novel is as good as it gets.

Robert B. Parker has something on his mind in Spare Change, the sixth in the Sunny Randall series. That something is family, and the various levels at which they function. Or don't.

We join the proceedings as Sunny and her father, retired Boston cop Phil Randall, are going over old crime-scene photos. They represent the evidence in Phil's definitive case, the Spare Change Killer. So named because the killer always left a nickel, dime and quarter at the scene of his crimes. The reason for this review is, it appears, the return of Spare Change after decades of absence. New bodies bearing the same signature are showing up, and Phil is being consulted, and he's brought in Sunny as support.

With that simple device, Parker spends a lot of time exploring the relationship between father and daughter, and the resultant blowback amongst the fairly fractured Randall Family. Phil and Sunny are the stable ones, Sunny's mother and sister are, well, not so much. This creates some fabulous family tension, well-explored in a particularly memorable dinner scene as Phil, who of course loves all these women completely, remains serenely bemused. He is the calm center of the Randall Family Storm, and the expansion of the character is extremely welcome, and even encouraging to men in similar situations.

As Phil and Sunny integrate themselves into the Boston PD investigation, we are given fresh looks, through Sunny's eyes, at characters Parker readers know lots about, particularly Marty Quirk and Frank Belson, and that's fun. Of course, Sunny's sessions with Susan Silverman are part of the proceedings, and our exposure to the professional side of her character are a great side-dish of this particular meal.

Suspects are, at first, hard to come by, but Sunny's persistence brings one fellow to everyone's attention--his name is Bob Johnson, and while there is no evidence to tie him to the crimes, Our Girl has the instincts that tell her he is Spare Change. So she uses her feminine wiles (they are plenty) to build a relationship with this guy. Paying no attention to the fact that Bob would have been barely a teenager when the murders began, she stages some fascinating "dates" with him, some at the restaurant owned by series regular Spike, self-professed "World's Toughest Queer", and one of Parker's most entertaining characters.

Added to the mix in this story are Sunny's ex-husband Richie, slowly working his way back into her life as his current marriage unravels. She knows she can't be married to Richie, but she's also learned that she can't be with anyone else (poor Jesse Stone). Quite the quandary.

There's also Sunny's pal, Julie, the world's most unqualified counselor. They have a double date with a couple of fellas about half-way through the book that is truly hilarious. In a tragic way.

As Sunny and Phil drill deeper into the life of Bob Johnson, they gain some insight into the personal life of this man, who at first blush is nearly a cipher. Some things support their suspicions, many do not.

The resolution is tense, action-packed, and deals very specifically with the themes that Parker is talking about throughout the book--the impact of fathers on our lives. He does such a great job of establishing the bond between Phil and Sunny--it's both the narrative and moral nexus of Spare Change.

It's hard not to read this series without thinking of Helen Hunt, for which the character was originally created as a movie franchise. It's too bad, seems that Ms. Hunt could use the work. But it also gives Sunny a persona that is consistent. It's almost as if Parker is thinking the same thing as he writes the books.

Regardless, the Sunny Randall series is one of the genre's most entertaining, and with Spare Change, Parker has added new layers of depth to the character, while telling a great tale of murder.

And yes, family.

I have read all 3 editions of this book over the last 25 years, with outstanding results ( The 1959 "How I Turned $1,000 into One Million Edition", the 1969 "How I Turned $1,000 into Three Million Edition" and the 1980 "How I Turned $1,000 into Five Million Edition ")

I strongly suggest the How I Turned $1,000 into Five Million edition if you can get your hands on one,
written well over 20 years after the original edition it's much harder to find then the previous editions but it's also most up to date and has much more information than the previous editions, well worth the the trouble trying to obtain it since Mr. Nickerson had 20+ years of extra experience in real estate which was reflected in the last edition

Mr. Nickerson was one of the few people who grew richer each year till the day he died in 2000 using the techniques he outlined in his books

William Nickerson and his classic book HOW I TURNED $1,000 INTO ONE MILLION IN REAL ESTATE IN MY SPARE TIME has probably created more millionaires than any other book in investing history.

It simply is a masterpiece of common sense advice, no matter what type of investing you are contemplating

What makes Nickerson's book so good?

His writings are crammed full with practical and real guidance on real estate investing with a proven technique for making money that really works.

No get-rich-quick hype. No motivation speeches or excessive cheerleading. No nothing down promises of instant wealth or easy profits.

Just tons of genuine advice real estate investors need to hear.

Nickerson's method of making money in real estate is so common and understood people still speak about "Nickersoning" properties more than forty years after his original book was published in 1959

Nickerson's book is filled with real world advice. He offers readers the same situations they would find in their world. Sample advertisements that could have been pulled out of any newspaper. Reality based properties with defects and flaws often trying to be hidden by their owners. Brokers that try to mislead with phony price estimates and bogus numbers. This is, unfortunately, the way the real estate world really is. It isn't all peaches and cream. Most people are honest but notice I said most, not all.

Contrast this almost cynical approach with the silly advice many real estate books offer readers. Instead of shrewd and often unscrupulous owners attempting to disguise property defects to maximize profits, we meet naive and motivated sellers who will allow buyers without jobs or credit to purchase their property equity on a nothing-down basis. Or better still, even loan these buyers the broker's fee and closing costs to do so! So many real estate courses and gurus offer a world filled with dumb and hypermotivated sellers to show how their techniques would work in theory, but Nickerson prepared readers for what actually exists in the modern real estate world.

Sadly, William Nickerson died in 2000. He wrote books on other subjects but he will always be known for his original 1959 real estate masterpiece and its later revisions which also contain much more infromation then the original like HOW I TURNED $1,000 INTO FIVE MILLION IN REAL ESTATE IN MY SPARE

    It was my first book on real estate that I read and I thought is was perfect for that. High level stuff that introduces the reader to the key concepts in real estate. Lacks detail of the actual how to part but I don't believe it was intended for that. You will need to read other books to enhance your skills but this really gives you the big picture. I also love this book because it is not a get rich quick book. They tell you how to build long term wealth not quick cash. Since reading this book I have continued to read many others on real estate and leveraging but I recommend this to people as a great first or second read.

    This book is a simple regurgitation of the information you could find in a Carleton Sheets program. Good thing is that it is much cheaper. Don't expect a real detailed plan or anything close.

    I would like to rebut some of Helder Gil's points in his popular one-star review:

    First, In his review, Mr. Gill summarizes the "essences" of this book in four steps. In the fourth step, he states that one will "live a charmed life and wait for the paychecks to keep arriving in the mail each month." This is misleading; the authors point out that this is not a "get rich quick scheme" or even a "get rich fairly soon scheme", rather it is a "get rich slow scheme." The authors repeatedly insist that you must hold these properties until the mortgages are paid off, at which point you will receive almost the full cash flow from every property you own. There should be nothing controversial about this strategy, and Mr. Gil's implication that you'll be able to sit back and wait for the checks to come in is true only if you're willing to wait the 10 to 30 years it takes to pay off the property.

    Now let's talk about his "reality problems":

    1. Finding foreclosures is difficult

    Sure it is, but:
    - It's not impossible
    - The authors do not sugarcoat the fact that finding them takes some work and is pretty unrealistic for the beginning investor
    - That strategy is almost an afterthought in this book, this is not a foreclosures text

    2. Finding cheap properties usually amounts to ambulance chasing and taking advantage of people's problems

    This is probably true to some extent, but I have some issues with Mr. Gil's point:
    - It's more than possible to find bargains that have nothing to do with death, divorce, or bankruptcy. Maybe the seller is about to move, and he or she is selling cheap because they want the quick sale. You'd be a fool not to take advantage of an offer like this that a seller is willingly giving you

    - If you DO find someone who needs to sell because of life and/or financial troubles, you're almost always doing them a favor by buying the property before the bank forecloses. What's worse: getting less than you want or having your credit destroyed?

    - The authors repeatedly urge readers not to take advantage of sellers in difficult situations. You should make them an offer that works for you, but don't try to squeeze every last dime out of them. This is a little better than "sugar coating," in my opinion

    - This is business, not charity. You're not trying to be Mother Teresa and you're not trying to save the world. Sometimes you have to take advantage of other people's situations. You just shouldn't take advantage of the PEOPLE.

    3. Asking Real Estate brokers to mortgage their fee

    I agree with Mr. Gil, this is a BAD idea. Better to pass on the property if you can't make the numbers work or better yet make some connections with people who will find properties before they are listed.

    However, the authors do make note of the fact that most brokers aren't likely to go with this, and it's not a major point of the book.

    4. You can't find anything cheap these days

    Sure you can! In any market, if you are persistent, you can find properties you can make work for you. I'm proof of this (we bought a duplex significantly under market, it was a fixer-upper). Now, it is true that some markets are going to be very difficult to pull this off (San Francisco comes to mind), but either by persistance or by looking at markets that are off the beaten path of extravagence a bit, you can find those properties

    5. What about taxes, insurance, and extenuating circumstances?

    Ok, I don't see where Mr. Gil is going with this at all. First of all, the authors make clear that you directly account for things like taxes and insurance before you even buy the property, and they show you how to do that with explicit charts and instructions. They give you more detail for this than Mr. Gil gives them credit for.

    Second, it's true that they don't spend too many pages talking about the big unknown risks, but they do let you know that they're there and suggest putting pack as much money as possible for just those occurances. They also recommend spreading out your properties a bit so a disaster in one area won't wipe you out completely. Beyond that, what else is there to say? This isn't a book about advanced risk management.

    As for the book itself, I give it four stars because it is very straightforward and no-nonsense, and it's written well. These days, that's quite a feat for books like this. There are some points with which I disagree with the authors (like always hiring a property manager, see www.johntreed.com for his thoughts on why that may not be a good idea), but overall it's a great book and I highly reccomend it to beginning investors.

      It's time for the River Rattlers to cowboy up. Pistols? Nope, try high-bypass fan blades, the kind that revved the work horse turbine engine of the Navy's A-7 Corsair jets. Like the bucking broncos they fly, the rough-riding pilots of this elite attack squadron (VA-204) are hard-training, hard-playing and tender loving Kerosene Cowboys. A cowboy's Stetson? Nope, picture instead the flight helmets of those Kerosene Cowboys lassoed to face masks with 100% pure oxygen flowing freely. Daring to fly high in the 8-G's arena of endurance, first-time author Randy Arrington ropes the reader in with strong characterizations that mimic his pilots' call signs (much like Toby Keith's "Big Dog Daddy"), well-developed plot intricacies and settings perfectly described as only locals can. Written by one who has survived the high-risk adventures of keeping Americans safe from harm, Top Gun Arrington's soaring literary success will undoubtedly land him a fly-by on the big screen.       SLUFS, fliers and nostalgia combine to make a great read in Randy Arrington's foray into capturing the lives and lifestyles of the members of the VA-204 "River Rattlers" - quasi-fictional reservists called up in the early 1990s, for story's sake, to represent the A-7 community during the Corsair's final cruise. Arrington calls on his experience as a tactical aviator from the start, infusing personalities and quirks into the Rattler ready room to develop a cross section of characters running the spectrum from choir boys (very few) to stereotypical jet jocks (quite a few) that typically inhabit a squadron while offering a detailed image of life in a reserve unit. Stress and concerns associated with the activation are mitigated by the excitement of getting back on the ship and heading to far-off locales. Details of the workup period draw the reader into the world of tactical Navy flying, the depth of preparation for missions and the rewards of these efforts in a job well done. Arrington's portrayal of the lifestyle of early 90s aviators will bring smiles of knowing appreciation to the indoctrinated, and envy to all others. Extended All Officers Meetings (and this in the days before PowerPoint), trips to watering holes across the country familiar to all, terrifically engineered pranks (one reflected a certain XO's asbestos "scare" on the Connie a few years back), golf games with dignitaries and volumes of (rather non-P.C.) banter between comrades take the reader right back to that life of minor stress and terrific excitement. The tale follows Brad "Teen Angel" Ackerman - who supplements his day job as a Hollywood stunt pilot with monthly trips to New Orleans to stay sharp in the cockpit, pursue local belles and maintain ties to the life he left behind for the civilian world - through the first stage of workups. Married members of the squadron do their best to deal with the surprise of this good deal and the pressure placed on families that never saw it coming. All work together to build cohesion in order to prove the viability and efficacy of a reserve squadron already viewed derisively by a skeptical Air Group Commander. Kerosene Cowboys brings all of the fun and misery of preparing for cruise right back to the fore. Any flier - Navy or otherwise - will enjoy reading their way back into planning, briefing, flying and debriefing the rides required to gain certification for sea. Arrington never strays far from total immersion, and keeps the social aspect of Naval Aviation in sharp, entertaining focus. His book is a fun, intriguing tale for aviators, aspirants, fans and general readers whose biggest concern will be trying to figure out how long it will be before they can finally put to sea with the Rattlers in Arrington's next Kerosene Cowboys novel.

        First of all, why wouldn't an author promote their other books?

        Every author does this. I think the people complaining here are the same type of people that expect Tyler to do the "thinking" and "investing" for them while they sit around on the sofa complaining and watching bad TV.

        I recommend this book to the moon.

        This book has very useful tips and hints. It is useful in conjunction with other study material. Yes, Mr. Hicks does endorse his own products - but wouldn't you? No one forces you to buy anything. It's not a map showing you how to, rather it is a guideline showing you what YOU can do. Don't buy it if you think that after reading it you'll be able to run out there and become a millionaire. Rather get it to supplement other real estate materials. If you are willing to work for what you want, then this book is great.

        When I read the negative reviews by others, it reminded me of a women's joke that came over the email today..... it was a list of ways to tell if you are having estrogen problems. One of the tongue-in-cheek answers was "when every one around you is having an attitude problem". I think the negative reviewers are greatly exagerating. I enjoyed the book because of the author's positive, encouraging, attitude and perspective, having been involved in the business of loaning money for years. I think his writing reflects optimism that beginners can appreciate. There are numerous helpful ideas, checklists, and formulas. His emphasis on pre-purchase analysis to assure positive cash flow was good, and reminded me of the principle that Robert Kiyosaki teaches about having an asset buy another asset. (Rich Dad's Guide to Investing). I also liked his comments about credit cards. I didn't mind the letters of successes from his previous readers. They added to my own encouragement and determination to press on to garner some financial victories for myself. Rather than a "re-hashing" of his old materials, I would say it's a collection of his most poignant and pertinent tips in one place. I think there's more than $11 worth of information here... definitely worth the price.

        I went out and bought this book after a minute or two "scan" in a bookstore (Yes, I paid retail & tax!...What was I thinking?) A couple of things caught my eye and I left it at that. After about ten pages of the author calling me his "friend"...I realized that I was STUCK with a thick drink coaster. It really is a big commercial for his other writings. It's loaded with testimonials as filler and no true substance...which is what I look for. I missed the boat here! After the first 100 pages, I'm still waiting for some (whatever that is) useful details. Do I take a gamble and finish this thing?

        Unless you want to read an infomercial on the author's other books and products, do not waste your money on this book. The content is non-substantive and goes into very little detail on "how to build zero cash into 7 figures." Hicks gives anecdotal examples of how people who read his books had huge success in real estate throughout the book. I got very tired of the condescending tone of the book and every section seems to start with "If you follow my process, my good friend, Ty Hicks will make you a success." I would've never thought this, but, my good friend, I couldn't wait to go back to reading Kiyosaki's Rich Dad series.
